Related Companies today announces two category defying, Class-A commercial office buildings in Austin, TX that will introduce a new class of luxury workspace to the city’s growing office market. Marked by Related’s signature amenity-driven design, hospitality services and commitment to sustainability, One Ladybird Lake and 901 South Congress will enhance Austin’s office environment to ensure the city’s growing roster of leading companies continually attract the nation’s top talent.

One Ladybird Lake

One Ladybird Lake, a joint venture partnership with Christopher Investment Company (CIC), will sit on 750 feet of downtown waterfront property, making it the first commercial office on the lake, and offering tenants one-of-a-kind access to the outdoors.

Designed by KPF, and developed in partnership with Austin-based Christopher Investments, the 15 story building will offer 475,000 square feet of flexible, open plan commercial office space and 16,700 square feet of retail space on the ground level. The building’s unique design will feature four large wrap-around terraces and a penthouse bar fostering collaboration indoors and out. Construction is expected to begin in late 2023 with an estimated grand opening in 2025.

“One Ladybird Lake will be an iconic project that redefines the Austin skyline. The unique location and the world-class amenities will allow tenants access to the best of what our great city offers,” said Greg Christopher, CEO of Christopher Investment Company.

Anticipated LEED Platinum, this all-electric building is expected to be 30% more energy efficient than traditional buildings. It will feature a green roof with solar panels, and bee boxes to support local pollinators. Smart technology will be infused throughout the building including biometric entry and mobile apps to call the elevators. 

Easily accessible by bike path, public transportation and within a 20 minute drive of numerous local landmarks and residential areas, One Ladybird Lake will be equipped with private porte-cochère, on-site valet services, parking spots and front-of-house facilities for bicycle commuters. 901 South Congress

901 South Congress will offer a boutique luxury office environment in the center of Austin’s most vibrant and sought-after lifestyle district.

Designed by Gensler, the five story, 106,854-square-foot luxury building will feature flexible, open plan layouts with expansive outdoor terraces on every floor. The ground floor will also have space for a retail or restaurant tenant. Construction will begin later this year and the building is expected to be completed in 2024.

This will be Related’s first-ever sustainably forested mass-timber construction, generating 40% less carbon than traditional construction and saving 20 tons of CO2 from being emitted into the atmosphere. Timber construction has also been associated with numerous wellness benefits and as much as a 15% increase in productivity. Advantages of timber include: natural acoustic properties that dampen ambient sound, improved indoor air quality by moderating humidity and numerous positive physical and mental health phenomena associated with being surrounded by natural materials, ranging from reduced blood pressure to lower reported stress levels. 

Located within a five-minute drive of the South Congress District’s 79 bars and restaurants, 7 live music venues and 16 hotels, 901 South Congress will offer employees unrivaled access to Austin’s entertainment district. The property features 251 parking spots and is conveniently located just off Route 35 and 15 minutes from the airport. It is also accessible by 20 bike paths and nearby Capmetro bus stops.
